The build phase - making it happen
Example 1

Traditional country house with contemporary features
These clients had already obtained full planning permission when they contacted us. They were worried about the cost of taking the project forward and wanted to know how soon they could start building. Using the costs incurred by clients who had recently completed their build and our extensive experience of the self-build market, we were able to quickly provide an estimate of the overall build cost. The figure was in line with their budget expectations so we then provided them with a fixed quote for our package service, which was accepted.

We immediately set to work preparing the Building Regulations application and whilst that was in progress our Regional Manager met the clients again to discuss and agree the details of the builders' tender. The technical drawings took around 3 weeks and as soon as they were ready we submitted the Building Regulations application to the Council. At the same time we issued the tenders to 5 builders who we knew were capable of building the house to the required standard. It took around 4 weeks for the builders to return their quotes and the build costs (including our service) came in at £600,000 plus Additional Costs (see Build Cost section for more details). Demolition of the existing dwelling is planned for May 2011.

Difficult site but worth the effort
This is one of the most unusual and difficult projects we have been involved with. The site is wedged tightly between a property on one side and the public footpath on the other, which made construction work very difficult and meant a higher than average cost per m².

However the plot is located in a property hotspot and therefore still provided a good return on the client's investment.

Living overseas, building in the Southeast
These clients were living and working overseas and were happy to place their confidence in Design & Materials to arrange the building of their new home in their absence. The dwelling was ready for occupation only 20 weeks after work began
