Fixed figure for building – the cost certain approach to building your own home
Firstly, at no cost and without obligation we can provide you with an estimate of the likely costs involved in building the dwelling that you have planning approval for. If you are happy with the estimate for a fixed fee we will prepare and submit your Building Regulations application (including design changes if required), finalise your specification and tender the work to proven builders to enable us to provide you with an all-in fixed figure for the build. So before you start building, you will be certain of what your costs are going to be. Included in the build figure will be the discharge of the Planning Conditions, dealing with third parties, full working drawings, supply of high quality materials and the full back-up of our friendly, experienced team throughout the build.
Our in-house architectural team will carry out the Building Regulations work, so you can be assured that we are in complete control of the process. Builders tell us our technical drawings are comprehensive, easy to follow and are some of the best drawings they have worked with.
Our Head of Design, Beverley Pemberton, is one of the leading self-build designers in the industry with many accolades to her name. As part of our service, Beverley will assess your design and suggest improvements for your consideration. Beverley always makes herself available to clients to sit down face to face and help you resolve any design issues.
Should you require any amendments to the existing planning approval then we can incorporate these into the Building Regulation drawings at no extra charge. We will also assist you in discharging the conditions of the planning permission, which you are required to do prior to commencing the build.
Basements and Attics
All self-builders are looking to make the very most of their situation. Basements and attic roofs can provide useful additional accommodation and we can explore the viability and cost of these with you as part of our service.
Matching the right materials to your design is one of the key areas of self-build. Our Materials Manager, Dan Mutti, has 30 years of experience of guiding clients through the multiple material choices that are unique to those building their own home.
