This is not a story from TV's Grand Designs or the centre pages of Homebuilding & Renovating. It's just the story of a typical family building themselves a new home to a good standard for a relatively modest outlay.
These clients had looked at extending and refurbishing their existing bungalow. However they were not happy with the cost and the re-jigged plan still fell well short of their expectations. So it was decided to demolish and rebuild.
As with all our projects it began with the clients contacting our Regional Manager (in this case Ian Watson) and opening a dialogue. A site visit followed and confident they were on the right track they commissioned a Feasibility Study (see Design & Planning section.)
Ian says, "The brief was to design an affordable family home with four bedrooms and with a floor area of no more than 180 mē to keep within budget. Beverley prepared a design for a full two-storey house, which was duly submitted, to the Council. The planners liked the design in principle but were concerned with the overall height. So we quickly re-drew the plans and dropped the eaves line thus reducing the height of the building. That did the trick and planning approval was issued shortly after we submitted the amended drawings".
While we were obtaining Building Regulations approval Ian sourced a local builder to construct the house in conjunction with our service. Aside from a few blips here and there, which is normal with any building project, the build phase went pretty much to plan.
